TO SELL YOUR PROPERTY WE WIL REQUIRE THE FOLLOWING –

FREEHOLD PROPERTY
1. Copy of the land certificate and (copy of mortgage title certificate/copy of Right of Use Title certificate – if any).
2. Copy of the last/recent PBB annual land Tax receipt.
3. Copy of the property owners KTP card.
4. Copy of the IMB.
5. Copy of the relevant operating licenses i.e. Pondok Wisata etc.
6. Copy of the Payment Evidence of Construction Tax (if any).
7. For Land only – Copy of ITR – (Informasi Tata Ruang)
8. Details/ agreements for any access roads etc (if applicable)
9. Copy of the existing nominee arrangement documents (if any).
10. Copies of any quality photos you may have.

LEASEHOLD PROPERTY
1. Copy of the lease Agreement (plus any previous past transfers i.e. over contract/sub lease assignments)
2. Copy of leaseholder owners passport (if owned by a foreigner).
3. Copy of the property owners KTP card.
4. Copy of the land certificate and copy of mortgage title certificate or a copy of Right of Use Title certificate (if any).
5. Copy of the last/recent PBB annual land Tax receipt.
4. Copy of the IMB (if in place).
5. Copy of the relevant operating licenses i.e. Pondok Wisata etc.

All the above (under Freehold Property), plus:
1. Details of leases or rental income.

GREAT PHOTOS
It is so important that you have a good selection of quality photos which is our initial face to the whole market. They should be recent and show the property and features and maybe surrounding attractions. It is better to have professional photos that have been edited and made to look GREAT. If you don’t have these we can discuss options assist you.

BEST TIME TO SELL
The Bali property market is active all year round. However some properties such as rental villas are more attractive to tourists and people looking for a life change, therefore, an ideal time of the year can be during the peak tourist months for these types of properties when there are many more people in Bali (but access can also be limited at these times).

Though an investor would also most likely wish to buy and settle on a sale well before any peak season so that they may start to earn a return on their investment.

If your desired market maybe Indonesian buyers then these buyers are generally looking to buy at any time during the year however it is best to avoid selling to the Indonesian buyer during Ramadan and other religious ceremonial times.
